Jessica is the founding partner and Designated Broker for Mutual Property Advisors. A Kansas City native, and licensed in Arizona since 2004, Jessica has over 15 years of experience starting out in General Contracting & Development and later focusing on Property Management with an emphasis in Retail, Medical & Office. Jessica is also the Senior Vice President of J. Walters Construction and the Director of Development & Asset Management at Mutual Development Company.
Currently Jessica oversees all of the daily activities of the office Team. She is the direct point of contact for all Property Management inquires and her duties include Contract Review, Vendor Relations, Tenant Retention and Relations, Account management, Correspondence Organization, Property Management Accounting, Lockbox Accounting & more.
Jessica is married (to Michael Vercellino – also a member of the MPA team) and together they have boy/girl twins who are involved in little league baseball & competitive gymnastics. When shes not hard at work, Jessica is an outdoor enthusiast, and enjoys camping, offroading, boating and spending time with friends and family.

Joseph R. Walters | Principal – Mutual Development Company, J. Walters Construction Co., Inc., and Identity Mutual
Joe Walters is a Principal with Mutual Development and Identity Mutual, which specializes in growing the identity and market share of retailers across the United States. These companies currently have more than 20 projects from large to small under development.
Joe began working with Phillips Construction in Overland Park, Kansas, in 1974. After serving in the United States Marines as an air traffic controller, he returned to Phillips in 1981, and then formed J. Walters Construction in 1987, where he completed projects for retailers such as Kmart, Firestone, Walgreens, Phillips 66, and Burger King. J. Walters Construction has completed projects in 21 different states. In addition, he built projects for his own account after forming Mutual Development Company, LLC, in 1989. Projects Mutual Development completed included retailers such as Walmart, Walgreens, Aldi, Ethan Allen, Americas Tire, Best Buy, Hobby Lobby, Islands, Claim Jumper, Old Navy, Raising Canes and Kragen Automotive, and were built from Kansas City west through Arizona and on to California.
The highlights came in the late 1990s and early 2000s with Monterey Shore Plaza in Palm Desert and three projects in Scottsdale and Avondale, Arizona. At Monterey Shore Plaza, Joe repositioned a Costco shadow anchored center of 260,000 square foot development into a newly renovated center with an additional 82,000 square feet of retail space. This property was owned and managed until January of 2006 when it was sold.
Mutual Development started developing properties in Arizona in 2004 when it developed two retail shopping centers in Scottsdale, Arizona. The two retail centers were 9,800 square feet and 22,500 square feet and located at Raintree and Interstate 101. After the properties were fully leased, they were sold in July 2007.
Mutual Development developed Gateway Crossing, a 250,000 square foot shopping center in Avondale, Arizona in 2006. Gateway Crossing includes tenants such as Best Buy, Old Navy, Comerica, Hobby Lobby, Island’s, Paradise Bakery, Claim Jumper, FedEx, Chipotle, Comerica Bank, Raising Cane’s and other tenants. Mutual Development currently manages Gateway Crossing, and just completed a $40M refinancing of the project in February, 2017.
Mike started in the construction industry in Cleveland, Ohio at a young age working for his grandfather’s Electrical Contracting Company (Citywide Electric) and Property Holding Company (H & S Properties). While attending THE Ohio State University (2001-2006), his grandfather retired and Mike took over the Daily Operations until he graduated in June 2006 with a degree in Mechanical Engineering and a minor in Business Administration. In 2007 he decided to relocate his talents to sunny Phoenix, Arizona.
Mike started his Professional career in Real Estate in 2008 with DPR Commercial specializing in Lender owned REO properties before being brought onto Mutual Property Advisors in 2011 to assist in Property Management and Leasing. In 2009 he started a Commercial Maintenance Company (Site Maintenance, LLC) that specializes in Retail Commercial Property Maintenance. As of 2018, Site Maintenance has maintenance contracts to provide services (Day Porting, Pressure Washing, Lighting Maintenance, Sweeping, Landscaping, Handy Man Services, etc) on over 1,000,000 SF of retail properties around Metro Phoenix
Mike is married to Jessica Vercellino and they have boy/girl twins together. He grew up on Lake Erie giving him a real passion for boating and fishing and still enjoys teaching his twins (Zachary -10; Taylor -10) about responsible boating at Lake Pleasant. They are also Off Road / Sand Sport enthusiasts, spending summers in Northern Arizona and spending winters in their Sand Truck at the Imperial Sand dunes (Glamis). Other Interest include Traveling, playing sports with the kids, and Snowboarding.

Since moving to Arizona in 2003, Larry has continued to provide his clients exceptional service and results in his efforts as a Tenant Rep, Listing Agent, and Property Manager – consistently ranking as one of the highest transaction volume Agents wherever he has worked. Michael Clark joined Identity Mutual in April, 2016 to focus on single tenant and multi-tenant retail development throughout California and the southwest. His focus is on site selection for Identity Mutual’s client and entitlements for the company. Prior to joining Identity Mutual, Michael worked for over 14 years with the Velocity Retail Group in Phoenix, Arizona, specializing in retail tenant representation. He also worked closely with Accelerated Development Services, utilizing his background in finance to provide underwriting and proforma analysis as well as his extensive background in leasing power centers and neighborhood shopping centers.
Michael has represented numerous tenants in the west and southwest, including CVS/pharmacy, Quick Quack Car Wash, Mattress Firm, Popeye’s Louisiana Kitchen, Paradise Bakery & Café, Rudy’s Barbeque, Carl’s Jr., Del Taco, Fatburger, and Rubio’s Fresh Mexican Grill.
Michael is originally from Columbus, Ohio, where he worked in commercial real estate for four years before moving to Scottsdale, Arizona in 2002, and is graduate of the Ohio State University (BSBA: Real Estate and Urban Analysis). He and his wife, Suzie, have been married for nearly 15 years, and have a ten-year-old daughter, Reese.
A New Jersey Native, Mike moved to Arizona and Attended Arizona State University where he attained his degree in business/real
estate at the W.P. Carey School of Business. During this time he practiced as a Residential Appraiser. After Graduating, Mike got

Audra McCaw joined Mutual Property Advisors in April 2019 to assist in property management. Most of her time is spent in A/P and A/R as well as multi-functioning with Site Maintenance, internal and external contacts for properties and administrative ad hoc items. Time management, imaginative thinking and attention to detail make her an asset to the company, and the team.Audra is an Arizona native with most of her family here. She graduated high school with honors, Society of Female Scholars’ recognition, her Certified Nursing Assistant Certification, as well as journalism awards. However, Audra’s drive in education has been continued as she is enrolled in college. Audra recently changed her major from nursing to real estate. In spare time she loves to hang out with friends and family, travel and cook.
